St. George covers a large, heavily residential area in the southeastern part of East Baton Rouge Parish, roughly bounded by Bayou Manchac and the Amite River on the south and east. Voters approved incorporating St. George in 2019, and the new city has been building its government since.
The neighborhoods here are mostly suburban subdivisions. Low ground near Bayou Manchac and the Amite River is exposed to backwater flooding when those waterways run high, and the August 2016 flood pushed water into many homes in this part of the parish.
As St. George homes age, they tend to share the same weak points: water heaters reaching the end of their life, original supply lines under sinks and behind toilets, and roofs on their second or third replacement. A small leak in any of those can soak a subfloor or wall cavity before it shows. Watch for stains, swollen baseboards, soft flooring and musty smells, and have suspected leaks checked with a moisture meter.
Shut off the water at the main valve, keep away from wet outlets, and photograph everything before it's moved. Call a restoration company; mold can begin growing within 24 to 48 hours, so drying should start the same day.
Sudden water damage from inside the home is usually covered by homeowners insurance. Rising water, including backwater from Bayou Manchac, is not; it needs a separate flood policy. New National Flood Insurance Program policies usually have a 30-day waiting period.
Drying and cleanup usually don't need a permit, but rebuilding often does. Because St. George is a new city and its legal relationship with the City-Parish was still being argued in court in 2026, ask your contractor which office handles permits for your address before rebuilding starts.
Before repairs start, check the company on the Louisiana State Licensing Board for Contractors website. Home repairs over $7,500 require a Home Improvement registration, jobs over $75,000 require a Residential license, and mold remediation projects of $7,500 or more require a separate Mold Remediation license.
