Few towns in America understand flooding the way Denham Springs does. In August 2016, the Amite River at Denham Springs crested at 46.2 feet, about five feet above its previous record. City officials estimated that roughly 90 percent of homes and businesses took on water. Houses that had never flooded before, including many outside mapped flood zones, were gutted to the studs.
That history shapes how water damage works here today. Many homes were rebuilt after 2016, but plenty of older houses near the river, along Range Avenue and in the neighborhoods west of downtown still sit low. Heavy rain that backs up drainage ditches and canals can push water into homes faster than people expect.
The biggest lesson Denham Springs learned is that a standard homeowners policy does not cover rising floodwater. After the 2016 flood, many families found they had no flood coverage because their homes weren't in a mapped flood zone, and they had to rely on limited federal aid.
If you live in Denham Springs, consider a flood policy even if your lender doesn't require one. New policies through the National Flood Insurance Program usually have a 30-day waiting period, so don't wait for a storm forecast.
For water damage from inside the house, such as a burst pipe or failed water heater, your homeowners policy usually applies. Report the claim right away, take photos before anything is moved, and let a restoration company start drying. Ask the company for daily moisture readings; adjusters often require them.
Water extraction and drying usually don't need a permit. Rebuilding often does, especially new drywall, electrical or plumbing work. Homes inside city limits go through the City of Denham Springs, while homes in unincorporated areas go through Livingston Parish. Any company you hire for repairs over $7,500 should hold a Louisiana Home Improvement registration or Residential license, and mold jobs of $7,500 or more need a state Mold Remediation license.
It's strongly worth considering. In 2016, about 90 percent of homes and businesses in Denham Springs took on water, and many owners had no flood coverage because they were outside mapped flood zones.
SERVPRO of South Livingston Parish has its office in Denham Springs. United Fire & Water and Paul Davis Restoration serve the city from Baton Rouge, about 15 miles west. All three offer 24/7 service.
Drying and cleanup usually don't. Rebuilding often does. City homes go through the City of Denham Springs; unincorporated homes go through Livingston Parish.
